New £160m Megacity with White Beaches and 24C November Heat will ‘Rival Spain’

The ambitious megaproject, dubbed New El-Alamein City, is currently under construction on the Mediterranean coast of Egypt and is being touted as the ‘new face’ of the Egyptian Riviera. With an estimated cost of £160 million, the city aims to position itself as a top holiday destination comparable to popular spots in Europe such as Spain, Italy, and Greece. The development is set to offer a year-round coastal experience, featuring pristine white-sand beaches, clear waters, and pleasant November temperatures averaging around 24°C.
New El-Alamein City, situated in the Marsa Matruh governorate, spans nearly 49,000 feddans or approximately 200 million square meters, along the Alexandria–Matrouh international highway. Once completed, it is projected to accommodate close to three million residents, establishing itself as one of the most advanced urban centers in the Middle East, according to reports.
The first phase of the project, currently in progress, includes housing for approximately 400,000 individuals. Egyptian authorities have unveiled extensive plans for New El-Alamein City, which will comprise residential areas, cultural spaces, tourist attractions, industrial zones, and research facilities. The city’s infrastructure is being developed through a collaboration between Egypt’s Urban Communities Authority and the Armed Forces Engineering Authority, encompassing essential facilities like water treatment plants, sewage systems, and smart electricity networks.
New El-Alamein City is set to be divided into distinct zones, catering to tourism, historical landmarks, and residential areas, offering a range of accommodations from luxury resorts and international hotels to family homes and modern apartments. The city’s seafront will feature an expansive promenade lined with restaurants, cafes, shopping centers, and entertainment venues, stretching along the coast for miles. At its center, the City of Culture and Arts will anchor the urban landscape, hosting a range of cultural amenities such as a Roman-style theatre, opera house, cinema, and production studios, enhancing the city’s appeal to both tourists and locals alike.
The project also aims to alleviate population density in Cairo by providing a sustainable urban alternative, supported by efficient transport systems and renewable energy sources. Over 30 developers have already secured permits to construct more than 30,000 hotel rooms as part of the initial phase, indicating significant progress towards the city’s completion. Planned as a ‘game-changer for the Mediterranean,’ New El-Alamein City seeks to redefine Egypt’s northern coastline by offering a blend of sunshine, luxury, and contemporary living just a short distance from the UK.
